Tokenisation means representing a real asset (property, bond, fund unit) as a token on a blockchain.

Explained simply

The asset itself stays where it is: the house remains on its plot, the bond remains a claim against the issuer. What changes is how ownership is administered: instead of a paper certificate or a book entry at a central body there are tokens on a blockchain.

That brings three advantages: units can be split as small as desired, transferred around the clock in minutes, and many administrative steps (distributions, registers, settlement) run automatically via smart contract.

Tokenisation is therefore not a crypto topic in the narrow sense but a modernisation of financial infrastructure.

From the familiar world

Shares have made this journey once before: from the paper certificate in the vault to the electronic book entry in the brokerage account. Tokenisation is the next step: from the entry at a central body to an entry in a shared, programmable register.

An example

A 500,000-euro flat is split into 5,000 tokens of 100 euros each. Investors can start with small amounts, rental income flows automatically pro rata, and units can be transferred without a notary appointment. Legally this is usually structured as a bond or participation in Germany today.

Why it matters

Tokenisation is where traditional finance and blockchain meet most clearly. Large asset managers, exchanges and central depositories are working on it. For advisers it is the best example that "blockchain" does not mean "Bitcoin speculation".
